As a home builder there is certain terminology we use. As a home buyer it is best if you know most of these terms so you don’t feel confused and understand everything that is going on. Here are some of the most common ones that we use as a Utah Home builder.
Wainscot – Is a term that can be used for either the interior or exterior of a home. On the exterior the “Wainscot” is a term referring to the brick or stone that is usually about 3 feet from the ground up with stucco or hardie board above. On the interior the “Wainscot” is typically a decorative MDF trim that is added to the wall then painted. The interior wainscot is usually painted a different color than the wall.
Grid Beam Ceiling – Is decorative false beams in a grid pattern on the ceiling of a room. The pattern can be arranged in many different ways and is one of our most popular options.
Dry Wall– Is a panel made of gypsum plaster pressed between two thick sheets of paper. It is used to make interior walls and ceilings. (also known as plasterboard, wallboard, gypsum board, or LAGYP)
Eaves– The extension of roof beyond house walls.
Footing– The structural concrete base on which a foundation sits.
Foundation– Lower parts of walls on which the structure is built. Foundation walls of masonry or concrete are mainly below ground level.
Framing– Rough lumber used to build the structure of the home above ground. Commonly known as 2 by’s ex: 2×4 2×6 2×8
Hardwood- The close-grained wood from broad-leaved trees such as oak or maple. This is used as a flooring material typically.
Hardware – Is a term used to describe cabinet knobs, and door knobs.
Masonry– Is typically Brick, Stone or Tile laid in and bound together by mortar.
Molding– Is used typically in two forms, Crown Molding which is found where the wall meets the ceiling and, Base Molding where the wall meets the floor. Molding comes in many styles and designs to help customize your home.
Reinforced Concrete– Concrete strengthened with wire or metal bars known as rebar.
Shingles– Are a roof covering consisting of individual overlapping elements. Typically we use Asphalt shingles which come in a variety of colors and lifespans.
Fireplace Hearth – Is the part of the fireplace that surrounds the box and is usually brick, stone or tile. The hearth is just one key element to building your fireplace. You will also pick the Fireplace Mantle which comes in many styles and designs.
Truss– Is wood framed and is used to build the structure of the roof. This is the skeleton on which the roof sheathing and shingles are applied to.

Our homes are built through a team effort of construction management specialists. While the home is built, you are assigned an experienced construction contact that can answer your questions and manage any approved changes from the start of construction through the completion of the home.
- How and when can I make changes or upgrades before and during construction?
While we try to help you finalize all your building specifications prior to starting construction, we work with our Buyers to accommodate changes that don’t disrupt the schedule. After the home is framed, we conduct a thorough walk through with each Buyer to review electrical items and other misc items in the home.
- How and when will the final price for my home be determined?
When you come into our model and choose your plan and lot, you will know the total sales price. At that time, many of our Buyer’s make some structural changes and designer upgrades and that price is modified along the way. When the home is started, some changes may be made modifying the price. The final sales price is noted on each addendum to the contract so you always know what you current sales price is during the process.
- How long will my home take to complete?
Our structural and design phase typically takes 60-90 days depending on the extent of the plan modifications. The construction time typically takes between 150-180 days.
- Does the community have a Home Owners Association and/or an Architectural Review Committee? If so, may I get a copy of their rules and the amount of any fees?
Some of our communities have homeowners associations with common amenities. We provide all of our Buyer’s copies of the Covenants, Conditions and Restrictions in each community.
- What’s your process for inspection at key points of construction, at final walk-through, and to address any matters that need to be corrected or finalized?
Our management team is frequently on the job site to review the work of our trade partners to make sure the work conforms to the building specifications and good quality trade practices. We are not satisfied with the quality of building inspectors alone and spent a great deal of time to ensure that our homes are built to the highest standards from start to finish.
